Commercial Roof Repair & Reroofing

Start with the Right Evaluation
When roofing problems appear, the first question is usually whether the issue can be repaired — or whether it’s time to consider replacement. MacDermott Roofing helps commercial and industrial property owners across Southeast Michigan evaluate existing roof conditions carefully and make informed decisions based on the building, budget, and long-term goals.

Not Every Roof Needs to Be Replaced

Some roofing problems can be addressed effectively through targeted repairs. Others may point to larger issues involving aging materials, trapped moisture, recurring leaks, failing seams, or long-term system deterioration.

Our approach starts with understanding the condition of the roof and helping you determine the most practical path forward. That means clear communication, honest recommendations, and solutions based on the condition of the roof and the needs of the facility.

Commercial Roof Repairs

Roof leaks and emergency roofing issues should be addressed quickly before they lead to larger structural issues, interior damage, or disruption to daily operations.

MacDermott Roofing repairs a wide range of commercial roofing issues, including:

Flashing Failures

Roof Penetrations

Drainage Concerns

Seam Separation

Recurring Leaks

Our team works to identify the source of the issue, explain roof conditions clearly, and recommend practical repair solutions based on the condition and type of roofing system in place.

We work with a wide range of commercial roofing systems, including EPDM, TPO, PVC, built-up roofing, and retrofit assemblies.

When Reroofing Makes More Sense

Over time, repairs can become less cost-effective than replacing or retrofitting the roofing system entirely — especially when leaks become frequent, insulation is compromised, or the roof has reached the end of its usable lifespan.

MacDermott Roofing helps building owners evaluate reroofing and retrofit options that improve roof performance while minimizing disruption to facility operations whenever possible.

For some buildings, retrofit solutions may allow a new roofing system to be installed over the existing roof structure, reducing tear-off requirements and helping streamline installation.

Experienced With Occupied Commercial & Industrial Facilities

Commercial roofing projects often involve more than just the roof itself. Manufacturing facilities, retail spaces, offices, restaurants, and municipal buildings all come with operational considerations that require careful planning and coordination.

MacDermott Roofing works with property owners and facility teams to help minimize disruption during roofing projects through organized scheduling, safety planning, efficient installation practices, and careful coordination around ongoing facility operations.

For some buildings, retrofit roofing options may also help reduce tear-off requirements and allow projects to move forward with less disruption to daily business activity.

Our experience includes work on:

manufacturing facilities

municipal
buildings

churches

retail and office properties

Restaurants and food-service

Historic commercial buildings

A Process Built Around Communication

Every commercial roofing project starts with understanding the building, identifying concerns, and developing a clear plan forward.

Our process typically includes:

  • Roof evaluation and inspection
  • Project consultation
  • Detailed recommendations and proposal development
  • Project planning and material coordination
  • Professional installation or repair
  • Final review and documentation

Throughout the process, our team focuses on communication, accountability, and delivering solutions designed for long-term performance.

Let’s Determine the Right Path for Your Roof

Whether your building requires targeted repairs, a full reroof, or help evaluating long-term options, MacDermott Roofing can help you move forward with clarity and confidence.
